Please note that while this service is being offered at no cost, under Section 57 of the Strata Schemes Management Act 2015 (NSW), strata managing agents are required to disclose any benefits or advantages they receive in connection with their role. Who is Kreisson?

Kreisson is a construction law firm with deep experience across the residential building sector. We act for developers, builders, contractors, consultants, and Owners Corporations, which gives us a practical understanding of construction issues from every angle.

Our core focus is construction. We are not a generalist strata firm. We step in when defect issues, project risk, contractor disputes, or compliance problems start to raise legal consequences.

Because we regularly work with those delivering the projects, we understand their commercial drivers and legal strategies. This puts us in a unique position to assist Owners Corporations and strata managers. We know how to identify risk early, assess liability effectively, and navigate disputes efficiently.

Defect Desk gives strata managers direct access to this expertise.

Frequently asked questions

Does Defect Desk cost anything?

Defect Desk is a complimentary service for Strata Managers. If a matter escalates and requires formal legal advice, we will provide a fee estimate before proceeding.

Does Defect Desk replace our strata lawyer?

No. We support you with construction, defect, and compliance issues where a strata lawyer may not have expertise. Your usual strata lawyer continues to advise on governance, by-laws, levies, etc.

How quickly will I get an answer?

We aim to respond to submitted questions within 24 hours.

What if it’s urgent?

Call (02) 8239 6500 for same-day triage and consult scheduling.

How many questions can I submit?

No hard limit, but frequent or highly complex queries may need formal engagement.

Can my Owners Corporation contact you directly?

Only if you ask us to - you remain the point of contact unless authorised otherwise.

Does the free 30-minute consult include written advice?

No - it’s a verbal consultation to understand the issue and explore options. Any formal written advice will be offered as a fixed-fee scope after that.

Can I share resources with my committee?

Yes! All resources and bulletins are designed to help you communicate with your committee.

What’s the difference between a question response and formal legal advice?

Question responses are practical guidance, not legal opinions. Formal advice includes a written opinion, legal analysis, and is issued under an engagement agreement.

Can I use Defect Desk for other legal queries (e.g. by-laws, levies)?

No - Defect Desk is solely for building defects, contractor disputes, and construction law matters.

Is there a catch or obligation to engage Kreisson later?

No. The portal is designed to offer value upfront with no obligation. We only move into a formal engagement if the Owners Corporation requests it and accepts our fee proposal.

Who responds to my questions?

All responses are handled by Kreisson’s construction law team. You won’t be passed off to juniors or outsourced help - you’ll hear directly from lawyers who deal with these issues daily.

What kind of matters can I ask about?

You can ask about anything construction-related affecting your buildings. That includes statutory warranties, DBPA duty of care, early-stage defect signs, contractor non-performance, rectification orders, and more

What if the builder is already engaged on site?

We can still advise. In many cases, managers need legal input even during active remediation - especially when new defects appear, contractors fail to deliver, or committees lose confidence.

Can I refer multiple buildings through the portal?

Yes. There’s no limit on how many schemes you support through Defect Desk. If each matter involves different OCs, we’ll handle them individually with separate consults and scoping.
